One 22-storey and 4 to 6-storey base buildings
are in the process of construction in the newly developed
Parkstadt Schwabing on the Northern outskirts of Munich.
The buildings can be used in a number of ways, for example
as individual offices, open-plan offices or a com bination
of the two. The fully glazed facade will
have floor to ceiling glazing with shading device and
windows that can be opened individually.
Energy Concept
The building is ventilated decentrally with facade-integrated
convectors.
As a result, the space required in particular
for supply shafts and control areas is reduced to a minimum
of the overall rental area.
The slab heating/cooling system provides a basic level
of heating/cooling throughout the building. Convectors
are then used to regulate the temperature in the individual
office areas, as required by the user. Groundwater is
used to cool the slabs as well as the chiller condenser.
The facade design has been optimized from an energy
point of view thus reducing solar heat gains at maximum
transparency.
